Once the decision to rent a new warehouse has been made, the real challenges of finding a property begin. Every entrepreneur should be able to clearly define in advance exactly how the future storage space will be used and what requirements it must meet. After all, not all warehouses are the same.
A production facility is fundamentally different from a leisure center in terms of equipment. The size of a storage room can range from a few hundred to several thousand square meters. Not to mention the location and the associated rental or purchase costs, which can vary significantly depending on the building. In addition to these obvious aspects, every entrepreneur should also consider other general requirements, which we are happy to explain for better orientation.
Features and requirements when searching for a warehouse at a glance
Even if the type of use, the desired rental period, or the condition of the property (i.e., new or old building) differ from property to property, every warehouse should meet certain basic requirements. when searching for a property, be sure to check the following requirements:
- Size/height/number of floors: The right size of storage space is essential. Take into account the ceiling height, which is crucial for your shelving systems or machines, and the number of floors, if applicable. Calculate your requirements so that the hall will still be suitable if you want to expand your business over time and need more space.
- Floor condition: In addition to being level, the load-bearing capacity of the hall floor also plays a very important role. How heavy are your products or pallets? Do forklifts regularly drive through the aisles? How much weight do the production machines place on the floor? Take a close look at the floors and foundations.
- Lighting and technology: The lighting requirements for a large hall are different from those for a simple office desk. There are specified lighting standards that ensure optimally lit working conditions. A guideline value is 50 to 100 lux. Also find out about the existing technology, internet connection, water, and any special connections, such as high-voltage current.
- Transport routes and order: Clear and sufficiently wide walkways and driveways are crucial for uninterrupted and safe processes in a warehouse. Make sure there is enough space if you need to use vehicles. There should also be enough storage space to keep everything tidy at all times. Obstacles left in the way are an absolute no-go.
- Fire protection and safety: This starts with pre-installed smoke detectors and ends with well-signaled emergency exits—there are a number of legal requirements for safe working in a warehouse. The exact requirements depend on the type of use. For example, if hazardous or highly flammable goods are stored, there are special building regulations.
- Hall air conditioning: Depending on the products you manufacture or the goods you store, a certain temperature or humidity may be necessary. Fresh food, for example, requires cooler temperatures – or even a cold store with sub-zero temperatures. Make sure that the climate in the hall can be regulated according to your needs.
- Offices and sanitary facilities: Larger companies with corresponding factory locations often opt for multi-story halls that also provide space for offices, sanitary facilities, and break rooms for employees. Another option would be storage areas with adjacent office buildings. Consider whether a spatial separation or integration is more suitable for your company.
