Calculation methods for office space
The Society for Real Estate Research (Gesellschaft für Immobilienwirtschaftliche Forschung e. V.) was founded on October 15, 1993. Its aim is to establish and promote a network of contacts between market participants in Germany and to provide a forum for information and discussion on issues of common interest.
This also includes the calculation of rental space for office space, which is listed under GIF MF-B.
GIF MF-B Rental space calculation for office space
The GIF develops guidelines for calculating rental space in commercial properties, thereby creating a uniform standard. The purpose of the guidelines is to enable the accurate determination and description of rental space by establishing short and precise definitions. According to MF-B, the contractually allocated rental space is divided into two classes according to its different types of use:
In areas with exclusive or shared rights of use. For the determination, the clear dimensions between the fixed walls at floor level are to be used, without taking into account baseboards and skirting boards. local fixtures such as radiators, induction appliances, etc. are not taken into account. All areas of rooms or parts of rooms with a clear room height between 1.50 m and 2.30 m must be determined separately and specified separately.
1. Rented space with exclusive right of use

2. Rented space with shared right of use (
) This is essentially calculated from the traffic area, but only to the extent that it is shared by several tenants. The following areas must be shown separately: From the main and ancillary areas: Rooms intended for shared use, such as sanitary facilities, staff rooms, etc.
From the circulation area: entrance halls, elevator lobbies, access corridors, etc. The following are not included in the rental space: Stairways/landings, elevator shafts, emergency exits, escape balconies, building connection rooms, heating rooms, building services rooms, elevator or conveyor systems, accessible shafts, Rooms used for civil defense purposes, the floor space of fixed walls, supports, pillars, and other areas with a clear room height of 1.50 m or less.
DIN standard 277 is used to determine the floor areas and volumes of buildings or parts of buildings in building construction. The standard is particularly applicable to the determination of areas in buildings with multiple uses.
Part 1 of DIN 277 specifies the rules for calculating floor areas and room volumes of buildings. These floor areas and room volumes are used both to determine the construction costs of buildings and to determine rental and purchase prices. They are also used to compare the usability and economic efficiency of different buildings. Part 2 of DIN 277 divides the usable area of buildings defined in Part 1 into groups of different types of use and provides examples of how rooms and areas can be assigned to the individual types of use. Part 3 of DIN 277 specifies the measurement units and reference units for building cost groups based on DIN 276 (costs in building construction).
