The property
The "SchuWerk" is being built on the approximately 8,800 m² site. In the first construction phase, 16 loft buildings with separate penthouse office space will be built. A total of 30 units, each measuring 65 m², will be available. The individual units can be connected to each other. "Double units" without partition walls, measuring approximately 130 m², can also be created. If required, the galleries can be installed across the entire area or omitted completely. Basic equipment:
The basic equipment includes the installation of a hygienic and easy-care parquet-look floor covering. The gallery area in the loft is an exception, where high-quality carpet is laid to eliminate impact sound.
All levels, with the exception of the basement area, are pre-equipped for the installation of a powerful, energy-optimized, and quiet air conditioning system. The IT equipment, including CAT 7 cabling/fiber optic connection, covers 10 workstations, including floor boxes. Each workstation has 3 power outlets plus 2 network sockets. The areas are also equipped with Tehalit cable ducts (Hager or similar) so that workstations can be retrofitted at any time.
Ideal equipment:
see basic equipment plus 2 additional IT workstations plus installation of 2 high-quality air conditioning units plus shower in the DG office sanitary area.
Premium equipment:
see ideal equipment plus special requests from the tenant, which will be priced accordingly—e.g., glazing of the gallery for the purpose of setting up a separate office area, additional power/network sockets, installation of additional air conditioning units, pre-equipment for EMA and/or BMA, and video surveillance
