The difference between a general contractor and a general contractor

Builders have many different options for constructing their property. The desire is always to build as quickly and cost-effectively as possible, but without any defects. Two options for this would be a general contractor and a general contractor.

The only prerequisite is a client who owns a plot of land that can be built on.

A general contractor (GC) takes on all construction work on the property for the client. Normally, they only carry out part of the construction work themselves, such as the shell construction. This is because the contract stipulates that the general contractor does not have to provide all services themselves. They can also hire subcontractors. Similarly, the planning is usually outsourced and handed over to an architect, who could also take on the construction supervision.

The general contractor contract specifies in advance that the house will be handed over ready for occupancy and that the client will receive it at the price agreed in the contract.

Advantages:

Disadvantages:

  • Dependence on a general contractor with regard to possible misjudgments

The general contractor (G&U), on the other hand, undertakes to complete the entire project. They take on the planning and award all construction work to subcontractors. This makes them the sole contractual partner of the building owners. The subcontractors can in turn commission other general contractors, so that the general contractor can also oblige them. He is also called the total contractor.

Disadvantages

  • Builders cannot give instructions directly to subcontractors
  • Decisions made by the general contractor must be accepted unless otherwise agreed in the contract

 

In summary, it can be said that choosing a general contractor or general contractor relieves the client of an enormous amount of work. This is because they take over the planning and coordination of the trades. In addition, both are liable for the construction work and timely completion. It is particularly worthwhile to hire a general contractor/general contractor for complex and costly construction projects. Although it is unclear whether construction would be cheaper overall.
