Advantages of short-term use

Many innovative shop tenants are currently looking for space that they can rent on a short-term basis, usually for a few weeks to a few months. This is generally used by foreign companies to get to know the German retail market. Or they want to test whether products are accepted in a particular business location or whether an alternative location would be a better choice. Manufacturers of seasonal products also swear by interim stores. The advantages for retailers are obvious: their risk is manageable. If a concept does not meet with the necessary response after a few weeks, it is scaled back. If the response is good, a traditional lease can be negotiated with the landlord or a larger store can be rented in the neighborhood.

Largest demand group: shoe and fashion stores

Fashion and shoe stores, which are the largest demand group for pop-up stores, appreciate it when the previous tenant leaves behind shelves, counters, and changing rooms that can be used after a fresh coat of paint. Otherwise, however, short-term shops should exude the charm of imperfection and impermanence. It is advisable to conclude slimmed-down rental agreements for users that do not require lengthy negotiations.

However, not all retail spaces are suitable for these concepts, and landlords in B and C locations in particular should not rely on these stores to solve their rental problems in the long term. Instead, trendy secondary locations are in demand, where an experimental, young audience is out and about and willing to try new products.

A slimmed-down lease is sufficient!

For pop-up leases, simplified leases are sufficient for a lease term of less than one year, in which, for example, operating costs are agreed as a flat rate. A light lease does not have to contain agreements for the transfer of maintenance work to the tenant.
When describing the rental property, clauses stating that the commercial space is to be taken over in the condition in which it was left by the previous tenant and returned in the same condition at the end of the contract are sufficient. No non-competition clauses are required either.
