After a subdued start to the year with a transaction volume of €235 million in the first quarter of 2021, a major deal saved the half-year results for the Cologne investment market.
With the sale of the Friesen Quarter, the transaction volume climbed to €831 million at mid-year. Compared to the previous year, the result represents an increase of 22% (first half of 2020: €680 million). A total of 29 transactions were recorded. The Friesen Quarter is the only deal in the triple-digit million range.
Project developers/builders were the market participants who sold the most, accounting for 46%. Special funds were the most active buyers. The most popular asset class was mixed-use real estate, accounting for approximately 38%. The share of pure office assets fell to around 18% in the first half of the year. This asset class traditionally accounts for the largest share of the total volume, usually over 50%.
Most deals were concluded in the Altstadt-Nord district. Almost half (approx. 47%) of the transaction volume was invested here. This was followed by the Ehrenfeld and Braunsfeld locations.
Purchase prices for office properties have remained stable in prime locations. However, high demand continues to result in almost empty showcases at investment brokers. Interest in logistics properties remains high.
