The term "MU areas" is an abbreviation for "urban areas." In 2017, this new category of building land was added to the German Land Use Ordinance (BauNVO).
This will enable even more attractive and varied development in inner cities. The guiding principle here is to create a "city of short distances," as urban areas enable living, working, shopping, culture, and sports to be located close together. In contrast to mixed-use areas, the ratio of commercial to residential space is not relevant here. There, the proportion of residential and commercial use must always be balanced. This facilitates the planning and construction of apartments in the city center. In addition, urban areas should serve as places for residential and commercial use in a small-scale mix, so that there is a greater diversity of uses.
The following was specified as permissible in MU areas:
- Commercial and office buildings
- Retail areas
- Catering establishments
- Accommodation
- other commercial enterprises
- Facilities for administrative, religious, cultural, social, health, and sporting purposes
Also permitted in exceptional cases:
- Entertainment venues
- Gas stations
It is important to note that residential use must not be significantly disrupted. To date, MU areas can only be created if this has been specified in the development plan.
