Rent a new loft or an existing loft?

Whether a company should move into an existing loft or a newly built loft depends on many different factors.

New loft

A new building offers a company the opportunity to incorporate its own requirements into the construction phase. This often allows the user to contribute their ideas in terms of fittings, room layout, and timing. This means that a property can be built to suit a company's needs, taking into account important criteria such as space efficiency, workflows, working environments, corporate identity, energy efficiency, and the latest technical standards.

Advantages:

  • Space efficiency
  • Buildings can be planned according to the desired room layout and work structures as required
  • optimal implementation of corporate identity
  • Construction according to the latest standards
  • Energy efficiency and sustainability (long-term reduction in ancillary costs)
  • Green building possible

Disadvantages:

  • Time: lead time of at least 18 months
  • Effort: Construction process must be supervised by the tenant
  • Price: New buildings are generally more expensive than existing properties in the same location
  • Visual: Initially, only a virtual tour is possible
  • Contract: Longer lease term than for existing buildings

Existing loft

When renting an existing loft, the historical architecture is usually the main focus. However, the room layout and work structures often have to be adapted to the building's layout and technical conditions. Since every property, and especially every loft, is very unique, there is no optimal basis for comparison here. Nevertheless, many companies opt for an existing property because of its charm, shorter availability, and usually lower rent.

Advantages:

  • short-term occupancy often possible
  • shorter lease terms
  • existing structures can be taken over
  • Rental prices often lower than for new buildings
  • Additional costs are more predictable
  • Property can be viewed
  • Property or address is already known

Disadvantages:

  • no standardised comparison data (floor space calculation, fixtures and fittings, space efficiency)
  • Room layout can only be modified to a limited extent
